Asphalt Roofing Shingles - Know When to Replace

Asphalt roof shingles are one of the most widely used roofing covers in the country because they are relatively inexpensive and fairly simple to install. Approximately 75% of American homes are protected by an asphalt shingle roof.

While different manufacturers might have slight variations in their formulas, there are basically three ingredients that are essential for making an asphalt shingle: fiberglass (foundation), asphalt (water-proofing), and granules (protection). Asphalt shingles provide a great roof cover that can last 20 to 30

years, depending on the type and style of the shingle and homeowner maintenance. Eventually there comes a time to replace. A sure sign that your asphalt shingle roof is approaching the end of its lifespan is when the inner fiberglass material is starting to show at the ends of the shingle (example in picture). This exposed fiberglass means that the granules (the little rocks) and the asphalt have eroded away, and will continue to erode, reducing the protection of the roof and increasing the chances of a roof leak.

Other telltale signs of aging: The shingle edges are curled and/or cupped, shingles are weak/floppy, shingles are loose/unsecured, cracked/damaged or missing, roof has many bald spots (missing granules).

If you suspect your asphalt roof is aging, call a reputable roofing company to further evaluate your roof. If it is determined you need a new roof, get at least three job bids and don't go with the lowest bid, stay within the middle.
